Award Criteria
- Architectural Excellence
The Springs Union Free School Expansion was designed to (1) provide
a brick exterior classroom addition that would blend, without notice,
to the existing structure and (2) meet the budget and tight time schedule.
The special design feature of the 8,820 sq.ft. addition is the unique
construction method specified. The 75'-8" X 126'-0" structure is built
using 41 factory manufactured precast concrete building modules. The
design consisted of 26- four-sided 8' x 32', ring style, structural
modules (NT32's) and 2 fully out-fitted, ceramic tiled bathroom modules,
all of which had integrated insulated, brick veneered exterior walls
and factory-painted interior walls. When erected, on either side of
the corridor area, the NT32 modules along with 13 precast wall panels,
folding partition walls and EPDM roof, made up the 4 (785 sq.ft.)
classrooms, 1 science lab, 1 art room and corridor that attached to
the existing school facility, rectifying the school overcrowding problem
in just 5 months.
- Technical Innovation
Problem: Constructing a permanent facility cost effectively, in the
shortest time, while retaining structural integrity and superior thermal
values. Solution: The NT32 precast module with it’s unique design,
developed for rapid installation in the field, combines the load bearing
structure, building enclosure, thermal insulation, and exterior finish
into a single 4–sided precast concrete building component, generating
a fast turn-key project. The 4–sided modules were produced with highly
innovative precision forms, in a controlled environment, using 5,000
P.S.I concrete and steel reinforcing. Then shipped to the site with
factory painted interior walls; window & door openings, conduit
& electrical outlets and integrated 2” insulated, brick veneered
exterior walls. Unique module feature: the 1-1/2” roof has integral
15” deep precast beams, 2’-10’ on center, similar to a double-tee
cross section, but not pre-stressed, and the 8” thick floor slab is
waffled to reduce concrete and weight.
- Cost Effectiveness/Energy Efficiency
Saved Time & Money: The NT32 school modules were designed, engineered,
produced off site and erected by a single source reducing the project’s
overall cost by 12%, risk and coordination factors significantly and
the construction schedule by an estimated five months. Speed: The
pre-finished structural modules were manufactured in 28 days and delivered
to the site. The modules were erected side by side, wall panels attached
and finish work began. Utilizing structural precast modules that had
integrated insulated, brick veneer exterior wall and pre-painted interior
walls allowed the building enclosure to be completed in 5 days, decreasing
the exterior and interior finish time greatly. Savings: The over-all
process reduced labor costs, on-site construction, erection &
finish work by more than one-half, limited campus interruption, overcome
shortages of construction workers and provided a durable, low maintenance,
cost effective facility that gave the School District an earlier occupancy
date.
